How assuming an FHA or VA loan works, step by step
You agree on a price with the seller, apply to the seller's loan servicer to take over the mortgage, pay the seller's equity at closing, and the servicer transfers the loan to you, ideally with a release of liability for the seller. You keep the original interest rate and the remaining term.
Most assumptions take about 45 to 90 days to close, and some take longer. The servicer's assumption department sets the pace, so ask about it early.
The steps
- Confirm the loan is assumable. Check the loan type (FHA, VA or USDA), the servicer, the current balance and the rate from the seller's mortgage statement.
- Plan the equity gap. The gap is the price minus the loan balance, and you pay it at closing with cash, a second loan or seller financing. Line this up before you make an offer. See how to pay the seller's equity.
- Make an offer that's contingent on assumption approval. Allow a longer closing timeline than a normal purchase.
- Apply with the servicer. Submit the assumption package: application, income and asset documents, credit authorization and the purchase contract.
- Underwriting. The servicer checks your credit, debt-to-income ratio and, for VA loans, residual income. FHA loans keep their mortgage insurance terms; VA assumptions add a 0.5% funding fee unless you're exempt.
- Approval and closing package. The servicer issues the approval and assumption agreement, and confirms the seller's release of liability.
- Close. Title and escrow close as with any sale. You pay the equity gap and closing costs, and the loan transfers into your name.
How long it takes
| Stage | Typical time |
|---|---|
| Offer accepted → complete application submitted | 1–2 weeks |
| Servicer review and underwriting | 3–8 weeks |
| Approval → closing | 1–3 weeks |
| Total | about 45–90 days, sometimes longer |
These are typical ranges, not guarantees. Timing depends heavily on the servicer and how complete the file is.
What slows assumptions down: incomplete document packages, servicers that process assumptions in a small separate team, second-lien financing that needs extra approval, and title issues. A team that handles assumptions every week (AssumptionHub coordinates qualification and the servicer for buyers and sellers) cuts most of the back-and-forth.
Typical costs
- Servicer assumption or processing fee, plus a credit report fee,
- VA funding fee of 0.5% of the balance on VA assumptions (unless exempt),
- standard title, escrow and recording costs,
- usually no appraisal or new-loan origination fees, because the loan already exists.
Frequently asked questions
How long does a mortgage assumption take to close?
Usually about 45 to 90 days, and sometimes longer. Most of that time is the servicer's review and underwriting, so a complete application package is the biggest thing you control.
Do I need to qualify to assume an FHA loan?
Yes. For most FHA loans the servicer reviews your credit and income much like a new FHA loan before approving the assumption.
Do I keep the seller's interest rate when I assume their loan?
Yes. You take over the existing balance, interest rate and remaining term.
Is an appraisal required for a loan assumption?
Usually not, because you're taking over an existing loan rather than starting a new one. A lender financing the equity gap with a second loan may require one.
