Roam shut down: what to do now, and the best Roam alternatives

By the AssumptionHub team · Last updated

Roam (withroam.com) no longer provides home discovery or assumption-processing services. It announced this in August 2026, and its site still says so as of October 30, 2026. Its listing marketplace and its 1%-of-price concierge service are gone; the site now refers visitors to an independent mortgage broker.

The loans themselves are unaffected. An FHA or VA loan that was assumable is still assumable, and an assumption that was already submitted sits with the loan servicer, not with Roam. To search for homes, use a listing site such as AssumptionHub, Assumable.io, AssumeList or Roots. To have someone run the servicer process the way Roam did, AssumptionHub manages the assumption for $2,495 per side, paid only if escrow closes.

What Roam's website says now

Roam's assumable mortgages page says it "no longer provides home discovery or assumption-processing services" and that it "does not provide mortgage or assumption-processing services". It points visitors to an independent mortgage broker and his agent partners instead. Roam launched in 2023, raised an $11.5 million Series A in 2025 and charged buyers 1% of the purchase price, so many buyers and sellers who started with Roam now need a new path.

If you were in the middle of an assumption with Roam

The assumption is approved by the loan servicer, the company that collects the seller's mortgage payments. Roam was a coordinator, so your deal can continue without it.

  1. Find out where the file is. Ask the seller (or the seller's agent) for the servicer's name and loan number from a recent mortgage statement, then call the servicer's assumption department and ask whether an assumption package was received and what is still missing.
  2. Name a new point of contact. Tell the servicer who now handles the file: you, your agent or a transaction-management service. Servicers often stall when nobody follows up.
  3. Re-send anything missing. Expect to provide income, asset and credit documents again, plus the signed purchase contract. See how an assumption works, step by step.
  4. Check the deadlines. Confirm your purchase contract's contingency and closing dates still work, and extend them in writing if needed. A VA servicer has 45 days to decide once the package is complete; see working with the servicer.
  5. Line up the equity gap. If Roam was arranging a second loan for the seller's equity, confirm that lender is still involved or find another. See how to pay the seller's equity.

Roam vs AssumptionHub on cost

Roam charged buyers 1% of the purchase price. On a $500,000 home that was $5,000. AssumptionHub charges a flat $2,495 to the buyer and $2,495 to the seller, earned only on a successful close, and the seller's half can be negotiated to the buyer side. Servicer fees (up to $1,800 for FHA; $300 for VA, plus a locality variance of $463 in California), the VA funding fee and normal closing costs are separate with any provider.

Frequently asked questions

Did Roam shut down?

Roam stopped providing home discovery and assumption-processing services in August 2026. As of October 2026 its website says it does not provide mortgage or assumption-processing services and refers visitors to an independent mortgage broker.

What is the best alternative to Roam?

For a service like Roam's that also gets the assumption approved by the servicer, AssumptionHub manages the whole process for $2,495 per side, paid only at closing. For search only, Assumable.io, AssumeList and Roots list homes with assumable loans.

Can I still finish an assumption I started with Roam?

Yes. The servicer, not Roam, approves the assumption. Ask the servicer's assumption department what it has received, name a new point of contact, and re-send any missing documents.

Is a home I found on Roam still assumable?

Yes, if it has an assumable FHA, VA or USDA loan. Assumability belongs to the loan, so Roam's exit doesn't change it.

How much did Roam charge compared with AssumptionHub?

Roam charged buyers 1% of the purchase price, about $5,000 on a $500,000 home. AssumptionHub charges $2,495 per side, earned only if escrow closes.
